     Real estate investing strategies change as the market (economy) changes.  In May of 2010, I had 2 foreclosure properties I had purchased.  I had completed the rehab and had the  properties on the market for a couple of months.  Unlike previous properties, I was having problems selling these.  Without unloading these properties, there was no way I was going to be able to get additional financing to purchase other properties.  I had gotten used to being able to get 100% financing on the properties I was picking up.  As the market continued to crash, lending requirements were tightening up.  I was no longer able to get 100% financing and I was having to come up with large sums of cash for each purchase.  Credit requirements were also getting tougher.  Unable to move these properties, I had to change my strategy.  I needed to be able to continue investing without the need for banks and large down payments.   I picked up my next property on July 17, 2010.  I did not go through a bank and I did not have to use any cash.  Since that time, I have picked up an additional 14 properties.  I did not use a bank on any of them.  The most cash I have had to put down is $1,000.00.  Many, I picked up with NO CASH.
